Lawn Care — Aeration, Seeding & Thatching

Aeration and Seeding for a Denser, More Resilient Lawn

Over time, foot traffic and natural settling compact soil until grass roots can barely breathe. Water runs off instead of soaking in. Nutrients sit at the surface. The lawn thins out, and bare patches appear.

Aeration breaks that compaction. Seeding fills the gaps. Thatching clears the way. Together, they are the most effective combination for restoring a lawn that has lost its density and vigor.

Core Aeration

Mechanical removal of small soil plugs to break compaction, improve water infiltration, and allow nutrients and air to reach grass roots.

Overseeding

Broadcast spreading of premium grass seed matched to your existing turf variety for thicker, more uniform coverage across the entire lawn.

Slice Seeding

A more aggressive seeding method that cuts channels directly into soil for maximum seed-to-soil contact and dramatically higher germination rates.

Power Raking / Thatching

Mechanical removal of the thick layer of dead organic material between grass blades and soil that blocks water, air, and nutrient absorption.

Post-Aeration Fertilizing

Applying a starter fertilizer immediately after aeration and seeding to maximize seed germination and support new grass establishment.

Topdressing

Applying a thin layer of quality compost over aerated areas to improve soil structure, support new seed, and speed up recovery.

What's Included

  • Pre-service lawn assessment and recommendation
  • Core aeration of full lawn area
  • Power raking / thatch removal where needed
  • Premium overseeding matched to turf type
  • Starter fertilizer application
  • Topdressing with compost (optional upgrade)
  • Post-service watering and care instructions
  • Follow-up recommendations for optimal establishment

Best Time for Aeration & Seeding

For cool-season grasses (fescue, Kentucky bluegrass, ryegrass), fall — late August through October — is the ideal time. Soil is warm enough for germination but air temperatures are cooling, reducing stress on new seedlings.

Spring aeration alone (without seeding) is also effective for compaction relief. We'll recommend the right combination based on your lawn's condition and timing.
